Why seal coat
Florida sun, summer storms, and daily traffic break asphalt down fast through oxidation, UV bleaching, and water infiltration. A seal coat every 2–3 years restores the deep black finish, fills surface voids, blocks moisture, and dramatically slows cracking and raveling — extending pavement life by up to 300%.
Stripe-ready in 24 hours
We coordinate seal coating and re-striping back-to-back so your lot is closed once and reopens looking brand new. Most lots are sealed, dried, and re-striped within 36 hours of mobilization.
The right product for the job
We use commercial-grade asphalt emulsion sealants (and coal-tar where allowed) with sand additives for traction and polymer fortifiers for durability. Two-coat applications are standard for high-traffic retail centers and HOA roadways.
Prep is everything
Crews mechanically sweep, blow, and pre-treat oil spots before any sealer touches the surface. Skipping prep is the #1 reason cheap seal jobs fail in 6 months — we never skip steps.
Why Silverback
Key benefits
300% longer pavement life
Sealing every 2–3 years can triple the useful life of your asphalt vs. an unsealed lot.
Locks out water
Stops the freeze-thaw and rain infiltration that creates potholes and base failure.
UV protection
Blocks the Florida sun that oxidizes asphalt binder and causes raveling.
Looks brand new
Deep black finish makes fresh white striping pop and signals a well-managed property.
Two-coat durability
Industrial and high-traffic lots get a second coat for maximum wear life.
Re-stripe coordinated
We schedule sealing and re-striping back-to-back so the lot closes once.
Our process
How it works
- 1
Site walk
We measure square footage, identify cracks needing fill, and grade overall condition.
- 2
Prep
Lot is mechanically swept, blown clean, and oil spots are primed for adhesion.
- 3
Crack fill & seal
Cracks larger than 1/4-inch are hot-rubber filled, then sealer is squeegeed and sprayed.
- 4
Cure & re-stripe
Sealer cures 24 hours, then we re-stripe over the fresh black surface.
